Sorrento Realty Group has sold two Florida garden-style apartment communities for a combined $30 million, marking another milestone in the company's disciplined approach to portfolio management and long-term multifamily investing.
The transaction includes Allaire on 41st Street in Pembroke Pines and The Reserve at Pensacola, totaling 173 apartment units. While the sale represents a successful outcome for the firm, it also reflects Sorrento Realty Group's broader strategy of concentrating on larger apartment communities where active ownership, operational improvements, and investment in the resident experience can create long-term value.
The first transaction involves Allaire on 41st Street, an 82-unit garden-style community in Pembroke Pines. Located in one of South Florida's most desirable suburban rental markets, the property has benefited from sustained demand driven by households seeking more space while maintaining access to major employment centers.
The second property, The Reserve at Pensacola, is a 91-unit garden-style community in Florida's western Panhandle. Pensacola has continued to attract multifamily investment due to its growing population, military presence, and steady demand for quality rental housing.
Together, the two communities comprise 173 units, with the blended sale price representing approximately $173,410 per unit, reflecting current market pricing for well-positioned garden-style communities in Florida's suburban markets.
"These assets performed exceptionally well for us, but our focus going forward is on larger communities," Rafi said. "That scale allows us to operate more efficiently while investing more meaningfully in the resident experience and creating communities people are proud to call home."
